Most of the properties we have on our books will be let on Assured Shorthold Tenancies, also known as ASTs. These are generally tenancies for the term of a year and are renewable. The minimum term is 6 months. However, all prices quoted will be as a price in pounds sterling per week, irrespective of the term of the let. Payment is usually monthly, in advance.

In addition to the rental price the tenant will also be subject to a number of additional charges:

Tenant Charges

Please be aware that in addition the weekly rent quoted each tenancy agreement may be subject to the following charges:

    • Holding Deposit – This is the equivalent of one week’s rent, paid to take the property off the market for a maximum period of ten working days once an offer has been accepted by the Landlord. This will form part of the required 6 week’s deposit.
      If you withdraw your offer or fail your reference checks, the reservation fee will be returned to you, less the tenancy administration and reference costs incurred which are detailed below.
    • Tenancy Administration fee – tenant’s share: £222 inclusive of VAT. This figure represents the tenant’s share of a fee that is split between the landlord and the tenant. It covers costs incurred by Dauntons to draw up the paperwork for your tenancy including production of the tenancy agreement.
    • Reference fee – £45 inclusive of VAT per named tenant and guarantor. Our reference checks are completed by an independent third party and are mandatory.
    • Deposit – in most cases the deposit on taking a let is the equivalent to six week’s rent. Your deposit is protected and will be registered with The Dispute Service. For further information, please see www.thedisputeservice.co.uk
    • First month’s rent –Prior to any property keys being released to you, the first month’s rent needs to be paid in advance of the start of the tenancy to Dauntons.
      (Monthly rental is calculated by: 52 x weekly rent, divided by 12)
    • Tenancy Renewal Fee – £90 inclusive of VAT
    • End of Tenancy Charges – At the end of most tenancies the tenant will be responsible for paying for an inventory check-out report. The cost for the check-out report will vary depending on the size of the property. If the property was professionally cleaned prior to the start of the tenancy, the tenant would be expected to pay to have the property professional cleaned at the end of the tenancy.
